This area in downtown Omaha, north of TD Ameritrade Park, was once a railroad center and a manufacturing hub. However, as the railroad industry experienced consolidation, most of these buildings were vacant or under-utilized until a group of community leaders came together around a creative idea to bring people and businesses back to the neighborhood. To begin exploring the possibilities, the Kiewit Foundation led the formation of an investor group called Future Forward, LLC- unlike a typical development focused on driving profits for investors, Future Forward is focused on community impact. Starting in 2009, and continuing over the next six years, Future Forward purchased 29 acres of land, 16 buildings and 175,000 square feet of building space.
Today, the neighborhood is home to the Fashion Institute Midwest, the Omaha Land Bank, Bench, and Reclaimed Enterprises. Other signs of success are the recent announcements of nearby developments — the Builder’s District surrounding Kiewit Corporation’s new headquarters, and Millwork Commons, a collaborative neighborhood focused on innovation and design where fast-growing tech company Flywheel announced it will move into in 2020.
Our property in the district is a key spot for redevelopment. Our $20mm project will aim to expand the district into an active, vibrant, unique “Makerhood” where arts, crafts, and trades are nurtured, celebrated, and supported by a walkable network of public spaces connecting a healthy mix of residential, industrial, commercial and public activities.

Gallery 23 East will be a 115-acre, mixed-use residential, retail and commercial park. Aligning with its commitment to the community of Fremont, Nebraska, as well as its continued growth projections, RTG Medical is developing a new 52,000-SF building on that land to be exclusively occupied by their organization.
There are multiple goals in designing this $16mm sustainable, amenity-rich, progressive Class A workplace. RTG Medical envisions a space that will promote and create energy, encouraging their employees and guests to balance their overall personal wellness, nurture and enhance the firm’s relationship with the City of Fremont and Dodge County and enhance their recruitment process.

West Dodge Pointe Office B

Class A Commercial Office Space
West Dodge Pointe Office B is an 85,000 square foot class A office space, that was developed following the inability to satisfy the leasing interest in our neighboring West Dodge Pointe development – home to Nebraska Realty. Office B will house the new corporate headquarters for Baxter Auto, arguably one of the fastest growing companies in the Midwest. The company will lease half of the building, leaving room for company growth or an additional tenant.
This project will have both on and off-street parking, underground parking and a full presentation view along Dodge Street. Tenants will have their office sign showcased to over 100,000 daily traffickers and have immediate access to eastbound West Dodge. Employees will also be within close proximity to Village Pointe, Lakeside and Methodist.

West Dodge Pointe Office A

West Dodge Pointe has always been an ideal location for a corporate business looking to establish a West Omaha presence so when Nebraska Realty came to us with goals to grow in stride, we couldn’t think of a better home for their corporate headquarters.
As owner of the land, White Lotus Group was also selected to provide turn-key development services leading planning and zoning efforts, selection of the design and construction consultants, managing the design and construction efforts and now provides property management services since occupancy.
This three-story, 45,000 square foot office building is made of steel post and beam construction and precast stone veneer panels. While Nebraska Realty anchors the building occupying 30,000 square feet, Continuum Financial Group and Vantage Finance occupy the additional space, so a beautiful three-story atrium services interior entrances to all tenants. When building this space for our tenants we created private offices, conference rooms, a training center, open offices, a lounge, break-out spaces and IT departments. All windows and openings were given special consideration with relation to heat gain by recessing the windows deep into the facade and supplying louver systems to deflect warm sunlight. This project was completed in April 2015, on time and on budget.
West Dodge Pointe Department of Motor Vehicles Office

The State of Nebraska was looking for the perfect new home for a West Omaha Department of Motor Vehicles, and after an intensive proposal process, selected our site at West Dodge Pointe.
As owner of the land, White Lotus Group was also selected to provide turn-key development services leading planning and zoning efforts, selection of the design and construction consultants, managing the design and construction efforts and will also provide property management services upon occupancy.
This 14,000 square-foot single-tenanted building will allow the DMV to have an extremely visible and convenient location in west Omaha – right off 168th and Dodge. With this premium location sitting right on the Expressway, we see this as a location that will facilitate growth for the DMV, and also in the West Omaha area. The DMV will be neighbors to one of the fastest growing automobile companies in the Midwest – Baxter Auto Group, and adjacent to the largest auto mall in Omaha which will allow for seamless registration. Ample parking, as well as a motorcycle testing course will be readily available. This project is set to be completed in the Spring of 2020.
Ames Innovation Center
4606 N. 56th Street | Omaha, NE
This building was once the old Ames Bowling Alley in North Omaha, but the 44,000 square foot building has deteriorated over the years, making this an amazing opportunity for redevelopment.
We are calling this project the Ames Innovation Center and we aim to create a cutting-edge tech and data-driven environment in North Omaha that would foster collaboration among various businesses and organizations, as well as become a home for local networking events. We envision like-minded companies with similar sized teams calling the Ames Innovation Center their ‘home base’ and sharing in overhead to create a higher-paying work environment for the local community. These companies could be local companies looking to expand, or national businesses looking to open a new Omaha-based operation. The center will be built to allow for 250-300 total employees.
We are currently updating the core and shell of the building and have completed a 3,800 square foot space for the Nebraska Department of Motor vehicles, as well as a 15,800 square foot space for ResCare. There is still roughly 25,000 square feet available for an additional tenant or two that are the right fit for the space.

This 55 acres of land was purchased by White Lotus Group with the plans to create a prime retail center in the fastest growing section of Omaha. The land will neighbor the newest high school in Elkhorn and be surrounded by hundreds of new apartments and single family developments. The city has approved the addition of a bridge at 180th street that will connect West Dodge road to West Maple road allowing for increased access to the site.

One of the nations fastest growing retailers, Family Dollar was searching for an ideal location in North Omaha to add a new store to their family of 19 stores currently in Nebraska. They came to White Lotus Group looking for property and the design, development, construction and management of that property.
So, we went to work, creating a 7,000 square foot Family Dollar store. This relatively small footprint allows the Company to open new stores in rural areas and small towns, as well as in large urban neighborhoods. Within these markets, the stores are located in shopping centers or as free-standing building and all are convenient to the Company’s customer base.
This store anchors White Lotus Group’s 16.5-acre mixed-use development - Sorenson Place. This site will feature 120 senior apartments and currently features an Amor Storage self-storage facility.
This store was completed in February 2018 on time and on budget.
Park Plaza Building

Park Plaza is an 80K sft true mixed-use metropolitan condo conversion. The building sold out 59 units to individual condo residents with high end amenities including: rooftop deck, underground parking, storage, and a fitness center. Moreover with 20K sft of commercial offices - the building allows entrepreneurs and business owners the convenience of having an executive suite option or larger traditional office format. White Lotus Group has recently remodeled its corporate headquarters on the main level over looking Midtown Crossing's Turner Park.
Ames Plaza Offices
5752 Ames Ave | Omaha, NE 68104
Ames Plaza was a structure that was condemned by the City of Omaha, and at White Lotus Group we saw this as an exciting challenge and opportunity. We worked closely with the city and negotiated the acquisition of this 1950 retail mall. The goal of the project was to revitalize and re-purpose the space using Tax Increment Financing (TIF) into a 100% occupied mixed use building with 40K square feet of self-storage, 20K square feet of a nationally anchored fitness center - Planet Fitness; and a 23K square feet workforce training center - Heartland Workforce Solution. The newly created excess land has now been developed into twelve three-bedroom senior affordable town homes.
2302 M St. | Omaha, NE
Mixed-use Commercial: Education
White Lotus Group jumped into this project as the owner's representative for the HELP Foundation of Omaha, Inc. We started by identifying some problems the Learning Community was having which included the need to acquire real-estate, build that real-estate out to fit their needs and then finally, how that real estate would be funded. In less than sixty days, White Lotus Group coordinated the acquisition, the design with RDG Planning and the construction with Ronco Construction to initiate a complete project plan. One hundred (100) days later - the center was delivered for 22% under the original budget approved by the Learning Community.
500 West Broadway | Council Bluffs, IA 51530
Centered in the burgeoning downtown of Council Bluffs, IA - this building has been the home for several banks over its 100-year evolution. Continuing to identify the path for re-positioning the 30,000 square-foot office building, White Lotus Group continues to work with City of Council Bluffs towards seeking appropriate alternatives.

8000 S. 84th St. | La Vista, NE 68128
Brentwood Plaza was acquired as an REO asset from SunTrust in 2015. At the time, the 90,000 square-foot retail center was less than 30% occupied; however, within less than a year, White Lotus Group was able to re-position the asset to attract both local and national tenants including renewing Office Depot, adding Planet Fitness and Thrift World. At 94% occupancy, the center has met the vision expected for the asset, and now is anticipated to be augmented by the announcement of the $175MM redevelopment of the La Vista Town Center.
17th & Cuming St.
1702 Cuming St. | Omaha, NE 68102
The historic J.F. Bloom Building built was built in 1910 and acquired by White Lotus Group in 2015. We began renovations on the 6,700 square foot building immediately, with the goal of restoring the historic structure back to it’s original beauty. $217,000 in tax-increment financing was approved by the city, and the building’s first tenant, China Taste, opened their doors in April 2016. The second tenant, Prairie in Bloom, opened their’s in March 2019.
Local Omaha artist, Justin Queal, added a unique feature to the side of the building during the 2015 College World Series. He worked day and night when the series was in town to create a unique baseball-inspired mural, that brought more life and color to the area.
Now, growth along the Downtown Cuming Street corridor continues to bloom with projects like construction of Kiewit Cor.’s new global headquarters near 15th and Cuming. It’s expected to bring some 650 employees to the area within a couple of years. Omaha-grown tech company Flywheel will usher in about 200 workers when it’s space is renovated in the Ashton warehouse at 13th and Nicholas Streets.

Mixed-Use Commercial: Office + Retail
Acquired in 2016 - This three-story 42,400 square foot building is one of the remaining warehouse structures in the coveted downtown, Old Market district. We to tackle maximizing the value of the asset with clear and achievable investment objectives. Tentatively, the renovation of this building would include what we are calling an ‘innovation hub’ with an out-of-the-box office space, a coffee shop/beanery, a brewery and even a rooftop deck space. The team sees this as being a place where creativity can flourish for both a new tenant and for the general public.
The project is currently in master planning as we apply for Historic Tax Credits, and we will soon begin construction on the shell of the building while we continue to find the right tenants.
